Often, people tell me that they don’t want to market their houses. They don’t want to put it on the MLS, especially people who had their houses on the market before, and for some reason, pulled them off the market. They get the telephone calls from the realtors. And the realtor tells them that they have buyers. And these homeowners think, “Well, these realtors already have buyers for my house. So I don’t need to advertise it anymore. I can sell my house to those buyers the realtors are talking about.”
But think about it. Where were those buyers when the house was on the market advertised for sale? All of a sudden, when the house is no longer for sale, the buyers are waiting. Even if these realtors are saying the truths, even if they do indeed have brand-new buyers who decided to buy a house just now, and you received calls from 50 realtors, and each of them has 5 buyers interested in your house, your potential exposure is only 250 people.
Why would you limit your exposure to only 250 potential buyers? Why not expose it to 250,000 potential buyers? With greater exposure, demand increases, and so does the price. Every enterprise, every successful business depends on marketing. McDonald’s sells $4.99 hamburgers. They depend on marketing and advertising. Mercedes sells $100,000 luxury cars. They depend on marketing and advertising.
Why would you limit the potential of your $2, $3, $4 million home sale just to a handful of people? Why not promote and advertise it? And your goal is not to talk to the realtors who have five buyers for your house. Your goal is to find the realtor who can expose your house to thousands of right buyers. When you interview realtors, ask them about their print targeted lists, how are they going to select the audience. Ask them about dark space advertising, ask them about re-targeting.
